Conquering Contracts

Understand the intricacies of the most recent Residential Purchase Agreement (RPA) from explaining its paragraphs to closing the transaction.  The objective of the course is to help licensees understand the pre-contract challenges to avoid potential litigation, and to protect the licensee’s commission by utilization of local and GLVAR (r) forms. Risk Management Update *Free Yearly Update Class*
This course is specifically designed to update brokers and agents on contracts. The program will build upon the principles learned in the Conquering Contracts series, and will highlight changes to existing contracts and forms-either due to statutory changes or periodic revisions within the year. The class will also introduce two new state-mandated forms and two new companion forms to existing forms, with information to assist licensees in using and understanding these forms in the course of their real estate transactions.

Rules and Tools of Advertising I & II:                       
A seminar and practicum addressing current advertising laws and regulations.  The course is in two parts.  The first part is an overview of advertising laws, rules and regulations.  The second part is a three hour practicum.

(Part I)
In Course One, students are introduced to advertising laws and related legal issues as found in the various statutes (federal, state, local), regulations, and applicable case law.  The practical parameters of each law to the student’s day-to-day advertising decisions are discussed.

(Part II)
Course Two is designed as a practicum.  In the first hour the class reviews the advertising laws addressed in part one - highlighting those areas with the most violations.  In hour two, students analyze existing advertisements to identify violations. In the third hour the students are given fact scenarios and asked to use the information they have learned to design an advertisement.

Weathering a Stormy Transaction
A transaction is a maze of obstacles that must be dealt with or the consequences can be horrific. The class will be reviewing those black-holes and giving you the tools that can help you communicate effectively with the client on how to navigate the treacherous waters of the transaction. Helping your client realize why an offer is acceptable or not and what they must do to legally turn an offer down, accept it or modify it. By resolving the issue during the negotiation you’ll be able to avoid some if not all litigation.

The 4 D’s: Discover, Disclosure, Damages, Defendants
Discuss misrepresentation and fraud as they relate to real estate transactions and disclosure of material defects, because problems occur in every day real estate transactions on a regular basis. Participants will obtain knowledge about what constitutes fraud and how it differs from misrepresentation. You will learn how to perform your job without misstatements which mislead the public.

Managing Broker Risks

This is a comprehensive RRG broker management class.  The first section discusses risk and risk management—included in this section is a fair amount of information on decision making and the decision-making process.  The next section discusses management and broker management.  The duties of a broker and element of management are included.  In the third section, the reasons real estate professionals get sued and a number of ways to prevent getting sued are contained.  Use of CMAs, e-mails and numerous other tips are included.  The last section contains the NAC, NRS section applicable to brokers.  Anti-trust and fair housing are also included.3hrs Broker Management credit hours
